[리테일] Lease Manager

An international sports retailer is searching for a Lease Manager. The chosen applicant will develop and execute real estate projects, including potential site searches, new store project evaluations, and financial project details.

Responsibilities:

• Prepare and validate project studies, negotiate purchase or rent contracts, coordinate legal due diligence, and ensure the acquisition of relevant permits and permissions
• Execute relocation of real estate projects by identifying potential relocation possibilities for existing non-vision sites
• Conduct comparative analysis including revenue upside, profit upside, store configuration, and cost-benefit analysis for each alternative versus the existing sites
• Develop an up-to-date roadmap by understanding local customer behaviour, setting ambitious targets, and negotiating deals professionally
• Analyse data, collaborate with other functions, complete due diligence on landlords, recommend business cases, and facilitate deals through the legal and construction processes
• Seek improvements aligned with global guidelines, negotiate lease actions based on store performance, and maintain up-to-date knowledge of landlords’ financial performance and asset changes
• Monitor costs against budget, make adjustments or escalate when costs exceed limits, and track store works to hand over to the retail team
• Support activities in identifying and executing real estate portfolio and store optimisation opportunities including store downsize, enlargement, efficiency improvements, and green building investment initiatives
• Collaborate with the Expansion leader & Retail leader to strategise and lead store projects

Requirements:

• Bachelor’s degree or above
• More than 4 years of experience in leasing or real estate teams in the retail industry
